Moving to Bristol: A Practical Guide to the Areas

Rapid Removals has been moving people into Bristol since 2010, with a CAZ-compliant fleet that covers every postcode in the city at no surcharge. This guide is for people still deciding where to live, not just how to get there. It covers the areas that come up most often in Bristol moves: what they are actually like, what the housing stock costs, and what to plan for on move day.

Bristol's Clean Air Zone: What You Need to Know Before You Move

Bristol's Clean Air Zone (CAZ) covers the city centre and parts of inner Bristol. If you are moving into or through the zone with a non-compliant vehicle, a charge applies. This catches a lot of people by surprise on move day.

The zone operates 24 hours a day, seven days a week. Charges apply to non-compliant petrol cars registered before 2006 and diesel cars registered before 2015, as well as older vans and HGVs. Compliant vehicles pay nothing.

For your move, the practical question is whether the removal company's fleet meets the CAZ standard. Our vehicles are CAZ-compliant, so there are no surcharges passed on to you regardless of which Bristol postcode you are moving to or from.

If you are bringing your own vehicle to Bristol, check its compliance before move day on the gov.uk Clean Air Zone vehicle checker. Bristol City Council publishes the zone boundary and daily charge rates at bristolcleanairzone.co.uk.

Areas of Bristol: What Each Part Is Actually Like

Bristol has around 34 recognised neighbourhoods. The ones below are the areas people most commonly ask about when they are deciding where to move.

Clifton

Clifton sits on a limestone ridge above the Avon Gorge, overlooking the Suspension Bridge. Victorian and Georgian terraces, garden squares, and flat conversions make up most of the housing stock. It is one of the pricier postcodes in Bristol, with two-bedroom flats regularly above £400,000 and family houses well north of £700,000. Parking is almost entirely by resident permit (Zone D), and the streets are narrow enough that sat-nav routing is not a reliable guide to van access. If you are moving a full three-bed or larger, a road closure permit from Bristol City Council is worth factoring into the plan. We handle the application and coordinate timing as part of the pre-move survey. Clifton removals

Bishopston and Redland

Bishopston and Redland sit north of the city centre between the Gloucester Road and Whiteladies Road. Edwardian semis, Victorian terraces, and some larger detached houses. A popular choice for families who want good schools, the Gloucester Road independent shops, and a short commute into town. Two-bedroom houses typically range from £380,000 to £500,000. Street parking operates on a permit basis across most of the area. Bishopston removals

Henleaze and Westbury-on-Trym

Henleaze and Westbury-on-Trym are quieter, more suburban, and sit in the north-west of the city close to the M5. Detached interwar houses, good local amenities, and strong school catchments make these areas consistently popular with families relocating from out of Bristol. Property prices are among the highest outside Clifton: four-bedroom houses from around £600,000 upward. Wider roads and driveways make most moves here more straightforward logistically. Henleaze removals

Bedminster and Southville

Bedminster and Southville sit on the south side of the river. Over the past decade the area has shifted from a largely working-class industrial neighbourhood to one of the more sought-after parts of Bristol, driven partly by the independent food and drink scene on North Street. Victorian terraces dominate. Two-bedroom houses typically range from £300,000 to £420,000. Access is generally good, though some of the narrower terraced streets off East Street require careful planning for a large van. Bedminster removals

Easton and St George

Easton and St George are located east of the city centre and offer some of the most affordable housing in inner Bristol. Victorian and Edwardian terraces, with a high proportion of first-time buyers and young families. Easton in particular has narrow streets and on-street parking that make access planning important. We survey access on every Easton job before the move day, because honest advice on what the street can take is more useful than a crew that arrives and has to improvise. Average two-bedroom prices in Easton currently sit below £300,000, making it one of the few inner-city areas where a two-bed house is still accessible for a single income. Easton removals

Knowle and Brislington

Knowle and Brislington sit in the south-east of the city and offer good value relative to closer-in neighbourhoods. Mostly interwar semis and some larger 1960s and 1970s detached houses. Brislington borders the A4 Bath Road, which gives easy access to the motorway and to Bath. Popular with buyers who want more space than they could afford in Bedminster or Bishopston. Two-bedroom houses in this area typically range from £270,000 to £360,000. Knowle removals

Filton and Patchway

Filton and Patchway are in the north of the city, close to the A38 and the M4/M5 interchange at Cribbs Causeway. These areas appeal strongly to people relocating for work, particularly to the aerospace and defence companies based on the former Filton Airfield site. More modern housing stock than the inner-city neighbourhoods, including some new-build developments. Prices for a three-bedroom semi typically range from £280,000 to £380,000. Road access is generally good, and moves here are logistically among the more straightforward in the Bristol area. Filton removals

Kingswood and Mangotsfield

Kingswood and Mangotsfield sit just outside the Bristol city boundary to the east, in South Gloucestershire. They are worth including here because they are common destination postcodes for people priced out of inner Bristol. Detached houses, interwar semis, and some larger modern builds. Three-bedroom semis from around £270,000. Good access to the M4 and the A420 into Bristol. One practical note: Kingswood is outside the Bristol CAZ, so non-compliant vehicles moving here from the city centre do not need to pay the charge. Kingswood removals

Commuter Towns Around Bristol

For people who want Bristol access but more space or lower prices than the city offers, the surrounding towns are worth knowing. These are the ones that come up most in moves we plan from Bristol and into the wider South West.

Keynsham

Keynsham sits between Bristol and Bath on the A4, around seven miles from the city centre. A good mix of Victorian terraces, interwar semis, and modern estates. Three-bedroom houses typically range from £300,000 to £400,000. The town is outside the Bristol CAZ, and road access on move day is generally straightforward. Keynsham removals

Thornbury

Thornbury is a market town around twelve miles north of Bristol on the A38, in South Gloucestershire. Popular with families who want a quieter setting and good school options while keeping the M5 close for commuting. Three-bedroom houses from around £350,000. Moves to and from Thornbury are well outside the Bristol CAZ. Thornbury removals

Portishead

Portishead is a coastal town around nine miles west of Bristol, off the M5 at junction 19. The marina development has brought a lot of new housing, and it remains one of the most popular destinations for Bristol families moving for more space. Three-bedroom semis typically range from £320,000 to £430,000. Portishead removals

Yate

Yate is a planned town around twelve miles north-east of Bristol, with direct rail links into Bristol Parkway in under twenty minutes. It offers some of the most affordable family housing in the Bristol commuter belt. Three-bedroom houses from around £260,000. Good road access makes it one of the more straightforward destinations for a full-van move. Yate removals

Chipping Sodbury

Chipping Sodbury is a small market town adjacent to Yate, with an older housing stock of stone-built and Victorian properties. Quieter than Yate and more characterful, with prices reflecting the older stock. Three-bedroom houses from around £300,000.

Clevedon

Clevedon is a Victorian seaside town around thirteen miles south-west of Bristol, off the M5 at junction 20. It appeals to buyers who want coastal living within reach of Bristol by road. Three-bedroom houses typically range from £280,000 to £380,000. Clevedon removals

Bristol Housing: What the Market Looks Like in 2026

The table below is a rough guide to what different property types cost across Bristol's main areas. Figures are based on HM Land Registry data and current listings as of mid-2026. These are indicative ranges, not valuations.

Parking Zones and Permits in Bristol

Bristol operates a Residents Parking Scheme (RPS) across most of inner and mid-Bristol. If you are moving to a property in a controlled zone, you will need a resident permit before you can park on the street without restriction.

Apply for your permit through Bristol City Council before move day. You will need proof of address at the new property (tenancy agreement or completion letter) and your vehicle registration. Permits are zone-specific and not transferable between zones.

For your actual move, the removal van will need either a temporary dispensation from Bristol City Council or a road closure permit if the street is narrow enough to require one. We handle both as part of the move planning process. The key is booking this far enough in advance: Bristol City Council asks for at least five working days' notice for a dispensation, and longer for a full road closure. Moving to a terraced street in Clifton, Bishopston, or Easton without sorting parking in advance is one of the most common reasons moves run late.

FAQs

Is Bristol a good place to move to from London?

Bristol is one of the most common destinations for people moving out of London, particularly from west London postcodes. The journey time to London Paddington is around 1 hour 40 minutes by Great Western Railway, which makes Bristol a workable base for people who need to be in London occasionally but not every day. Property prices in comparable Bristol postcodes are substantially lower than equivalent west London areas, based on HM Land Registry UK House Price Index data for mid-2026. The most common move pairings we see are Chiswick and Hammersmith to Clifton or Redland, and Brixton and Clapham to Bedminster or Southville.

For moves into Bristol from outside the city, four to six weeks ahead of your preferred date is a reliable lead time for most of the year. For peak Saturdays in June, July, and August, and for the first and last Saturdays of the month (when most completions fall), six to eight weeks is safer. Bristol's central and inner areas have enough access constraints that a last-minute booking often means settling for a less suitable vehicle or a less experienced crew. If your completion date is not yet confirmed, book a provisional slot and we will hold it while your solicitor confirms the date.

Not always, but sometimes. A permit is needed when the street width and vehicle size make it impossible for passing traffic to clear the removal van without parked cars being moved. Streets in Clifton, Redland, Easton, and parts of Bedminster are narrow enough that a standard removal lorry cannot pass parked cars without one or both being moved. A road closure permit from Bristol City Council reserves a section of the street for your move. We assess this during the pre-move survey and arrange the permit if needed. The cost is small relative to the delay a blocked street causes on move day. We charge only the council fee with no markup.

September and October are generally the most straightforward months for a Bristol move: school terms have started, competition for completion slots drops off from the summer peak, and the weather is still reliable enough for a full-day outdoor move. January and February are the quietest months and offer the most flexibility on dates, but shorter daylight hours mean large moves need to start early. Avoid the last Saturday of any month if your completion is not yet fixed: these dates book out fastest across all Bristol removal companies.
